Our 1-year warranty covers finish-level, cosmetic, and everyday functional items you interact with daily.

Includes warranty coverage for: 

• Interior Finishes: Correcting major settling cracks in drywall, popped nails, or peeling interior paint.
• Carpentry & Trim: Fixing gaps, warped trim boards, loose cabinetry, and issues with interior doors or shelving.
• Flooring & Tile: Repairing loose tiles, peeling vinyl, or lifting carpet seams due to faulty installation.
• Exterior & Weatherproofing: Fixing loose siding, missing caulk, or improperly installed roof flashing. In humid or coastal areas of North Carolina, checking for opening sealant joints is critical.
• Grading & Drainage: Correcting soil settling around the foundation that disrupts proper drainage slope (the standard guideline is a 6-inch drop over the first 10 feet).
• Fixtures & Hardware: Repairing or replacing defective hardware on doors, windows, and standard electrical or plumbing fixtures.

Standard Exclusions (What is NOT Covered)

Our warranty covers defects in the builder's actual materials and labor—it is not homeowner's insurance.

Standard exclusions include:

• Normal wear and tear or lack of routine homeowner maintenance.
• Minor cosmetic settling, such as hair-line concrete cracks or slight wood shrinkage.
• Appliances, typically covered by independent manufacturer warranties rather than the builder.
• Work or landscaping alterations performed after closing by someone other than the builder.
